Electrical & Plumbing Works

Services for gardens, pools and annexes — lighting, irrigation, water points and drainage.

Electrical & Plumbing Works

The services that belong to our work: power for exterior lighting, irrigation pumps and pool plant, and water and drainage lines for gardens, outdoor kitchens and annexes. All external runs go in protective conduit with sealed, water-rated connections — an exposed joint in a garden corrodes within one season. We are not a full building MEP contractor; this scope sits within our own projects.

Earthing is the element that gets skipped

In many older UAE buildings, earthing is either absent or inadequate. This is not a minor technical flaw — it is what turns a current leak from a lethal hazard into an immediate disconnection. Without it, the metal body of an appliance can become live with nobody knowing until someone touches it.

An RCD completes the picture: it measures the difference between current flowing out and back, and if there is a difference — meaning some current is taking another path, such as through a person — it disconnects within a fraction of a second.

Neither is an optional upgrade in a bathroom, kitchen or outdoor area with water.

Cable size is calculated, not guessed

An undersized cable heats under load. That heat degrades insulation over time, increases energy loss, and in advanced cases becomes a fire source. The difficulty is that it is invisible — everything works normally while the cable heats inside the wall.

Modern appliances draw more than older buildings were designed for: air-conditioning, water heaters, ovens, EV charging points. So a load survey precedes cable selection.

Low water pressure is a symptom with different causes

The quick answer always offered is a booster pump. But a pump raises pressure over an existing problem: if the pipes are internally corroded, added pressure accelerates leaking. If a valve is half closed, the pump runs unnecessarily.

Diagnosis distinguishes between internal corrosion, undersized pipe diameter, a valve, and a blocked filter. Each has a completely different remedy.

Drainage: fall and ventilation

A waste pipe needs a correct fall — too little and solids settle; too much and water runs away leaving solids behind. Ventilation prevents flow from siphoning the trap empty and letting odours in.

And rodding access must be somewhere actually reachable. An access point under a fixed cabinet is equivalent to no access at all.

The as-built drawing

Any future work — hanging a shelf, fixing a mirror, opening a wall — is guesswork without knowing pipe and cable routes. That drawing is produced once during installation and prevents recurring problems for years.

Scope of work

  • A distribution board with correct breakers and RCD protection on wet circuits
  • Cable sizes calculated on actual load, not on lowest cost
  • Proper earthing — the most important safety element and the most often skipped
  • Water pipework rated for the pressure and temperature in use
  • Correct drainage falls and rodding access in the right positions
  • An as-built drawing handed over with the work

How we deliver

  1. Load and requirement survey

List appliances and required water and drainage points, and calculate electrical loads — this determines cable sizes and board capacity.

  2. Planning routes

Set pipe and cable routes so they remain accessible in future, avoiding dangerous crossings.

  3. Installation

Chase routes, run pipes and cables in protective conduit, and install boards and back boxes.

  4. Testing and handover

Pressure test the plumbing, insulation and earth test the electrics, and hand over an as-built drawing.

Frequently asked

When does wiring need full replacement?
If the board is old with no RCD, if earthing is absent, or if cable sizes are smaller than current appliance loads. These are not upgrades — they are safety matters.
Is an RCD necessary?
Yes, especially on bathroom, kitchen and outdoor circuits. It disconnects supply within a fraction of a second when current leaks, which is the difference between a shock and an accident.
Why is water pressure low?
Common causes: internally corroded pipes, undersized pipe diameter, a half-closed valve, or a blocked filter. A survey identifies which — a booster pump without diagnosis hides the problem.
Where do drain odours come from?
Usually a dried-out trap or inadequate drainage ventilation. The trap holds water that blocks gases and dries out when the point is unused — and poor ventilation siphons the trap empty.
Can services run surface-mounted instead of chased?
In some cases yes; it saves time and eases maintenance. But it is visible, so it is used more in stores and service rooms than in main spaces.
Why does an as-built drawing matter?
For any future work. Without it, any chasing is guesswork — drilling into a pipe or cable while hanging a shelf is a common problem, caused by nobody knowing the routes.
