The difference between a glass room and an oven is the specification

A glass room in the UAE is either one of the pleasantest spaces in the house, or a sealed box nobody enters from May to October. The difference is not the look — they photograph identically. It is three hidden things: glazing type, thermal break in the frame, and cooling calculation.

Single glazing is a decision that cancels the project

Single glazing transmits heat almost directly. In UAE sun that means the room runs hotter than outside, with the air-conditioning running continuously without ever reaching comfort. Reflective double glazing rejects a large share of radiant heat before it enters, and the cavity between panes reduces conduction.

The price gap is significant, which is why people choose single — and then discover they paid for a space they do not use.

The thermal break in the frame

Aluminium is an excellent conductor. A frame that runs continuously from outside to inside carries solar heat straight in regardless of glazing quality — and condenses on the internal surface at the same time. A thermal break is an insulating separator within the profile that stops that path. It is invisible from outside and confirmed by specification, not by looking.

Ventilation and condensation

A fully sealed room accumulates humidity, which shows as condensation on the inside of the glass — particularly in high-humidity coastal months. Vents or opening windows solve it, and add a second benefit: using the room in winter on natural air, with no cooling at all.

Drainage is integrated, not added

UAE rain is infrequent but intense. A correct frame has internal drainage channels that carry rainwater and condensation out. A frame without them relies on silicone alone — and silicone degrades under UV over time, after which leaks start at the joints.

The floor admits heat too

Heat rises from sun-warmed ground beneath the room. A thermally insulated base reduces that, and also blocks rising moisture that damages internal finishes. This is built once in the foundation and cannot be added later.
